The Space Coast

More than a place to live.

Why the Space Coast

A coastline that still works as a place to live, not only to visit.

Brevard County runs seventy miles along the Atlantic, with a barrier island on one side of the Indian River Lagoon and an established mainland on the other. It is a working coast — aerospace, defence, engineering and medicine — rather than a resort economy.

Most people who move here are choosing a combination: ocean or river access, a short commute, and a residential market that behaves differently from South Florida's. The themes below are the ones our clients weigh most often. Figures and comparisons are added only where they can be sourced.

Coastal living
Ocean beaches, dune-line streets and a barrier island that stays residential.
Water access
Lagoon, river and canal systems, with dockage available on many parcels.
Aerospace & technology
A concentration of aerospace, defence and engineering employers along the coast.
Orlando proximity
Central Florida's amenities and international airport within a straightforward drive.
Airports
Melbourne Orlando International locally, with Orlando International for wider connections.
Boating & recreation
Inlet access, fishing, paddling, golf and a long-standing surf culture.
Space Center
Launch activity visible from the island — the reason this coast has its name.
Relative value
Pricing differs from other Florida luxury markets. Comparison to be published with sourced data.
Choosing the Right Area

Start from how you want to live.

Below is what to check for each priority. Which communities suit you is a conversation, not a ranking — we do not publish scores.

Oceanfront access

Direct frontage, dune-crossover rights, or an ocean-block street a short walk away — three very different price positions on the same island.

Boating

Water depth at the dock, bridge clearance between the property and open water, seawall condition, and how far the nearest inlet is.

Walkability

Whether a village centre, beach access and everyday errands are reachable on foot — true in parts of the island, not across it.

New construction

Builder inventory versus custom on an existing lot — and what current construction standards mean for insurance and running costs.

Larger homesites

Acreage is limited on the island and more available on Merritt Island and the mainland. Setbacks and buffers matter as much as lot size.

Gated communities

Association structure, fees, reserves and architectural control — read before an offer, not after.

Proximity to employment

Which causeway you cross for work changes a daily commute more than distance does. Worth driving at the hour you would actually drive it.

Proximity to airports

Melbourne Orlando International for regional travel, Orlando International for long-haul. If you fly weekly, this decides the shortlist.

Regional Orientation

Seventy miles of coast, four crossings, two very different sides of the river.

South to north along the barrier island, then west across the causeways to Merritt Island and the mainland. Twenty minutes of driving separates markets that behave nothing alike.

Illustrated orientation map — to be produced. Interactive property mapping is handled separately in search and on property pages.
